There are many factors which are taken into account when pricing a project
and to obtain a fee for our services, it is required that we meet with you on the project site so that all variables may be
considered. Generally, an overall price for conceptual design, construction drawing preparation, meetings, site visits
and general consultation may be lumped into a percentage of the overall job costs but other outlying factors must also be
considered which may either increase or decrease these fees. Items such as survey detail, contractor selection, client
communication, site topography, site complexity, complexity of local agencies having jurisdiction, and the need
for special permits and / or variances must also be considered.
Price Breakdown
Projects fees are broken down to reflect the different design stages. Jobs may either be precise in their
scope or somewhat variable depending on budgets, uncertainty by the clients, or uncertainty due to local ordinances.
A precise job can easily be priced so that the client will know exactly what they are required to spend for our services
from start to finish. Unfortunately, this is rare, but for the ease of both the designer and the client, we will try
our hardest to present our proposals in this fashion. The more common proposal for more uncertain jobs is
priced so that the conceptual design fee is a flat fee of which half is required upon signing the proposal. The remaining
phases which typically are made up of construction drawing preparation and assistance during construction are priced as
an hourly rate or percentage rate based on the construction costs of the project.

Option
As a reflection of the times where savings is especially important, we offer clients with smaller projects
the option of being able to spend less on our drawings while still being able to utilize our expertise as landscape
architects. We do require that all contractors working on the job be qualified by Model Properties, LLC either
through an interview process or through a relationship from past projects so that we can successfully streamline the
design and installation process, which in turn, will save our clients money. Let us know if this is something that
